This calculator helps you model the long-term performance of an investment property. Whether you’re weighing up a property you already own or stress-testing one you’re thinking about buying, it shows how the value may grow, how the loan reduces over time, and how your cash flow and equity position may change along the way.

You can adjust the assumptions that matter — property value and growth, rent, expenses, one or two loans, interest rates, depreciation and your tax rate — and choose whether negative gearing applies. From there it projects year by year across 30 years, or whatever timeframe you set, covering equity growth, cash flow before and after tax, return on equity and loan-to-value ratio (LVR). You can download the whole projection as a PDF.

How to use it

Start by entering your assumptions in the input panel. Customise the property value, rental income, expenses, loan terms, tax rate and projection duration — the results update as you type.

Drag the year slider to move through the projection; the marker on the chart and the year-by-year figures move with it. On the chart itself, tick any cash-flow item to overlay it as bars against the shaded property value and debt.

When you’re done, use Save / print (PDF) to download the full projection for every year.
